Terms and Conditions at Invercassley Cottage Annex (Self Catering)
For direct bookings, a non- refundable deposit of £20 becomes payable at the time of reservation, with full payment due one month before the date of arrival. In the event of a cancellation within 28 days of arrival all monies will be forfeited.
Bookings made through Airbnb will not incur a deposit charge and payment will be made direct to Airbnb according to their payment terms.
Payments for accommodation can be made by cash, cheque, debit/credit card, PayPal, or bank transfer.
Check in for reservations for the annex is between 4pm -9pm. Please do not arrive early to allow us time for cleaning the annex between stays. Please leave the property at 10am on your final morning.
No persons more that the numbers agreed at the time of reservation may occupy the property. Breach of this rule will terminate the booking contract.
The annex must be left in the same clean and tidy condition as when you arrive. If there are breakages, or damage is caused please inform us as soon as possible. You are responsible and liable for any breakages and damages which you cause to the accommodation and its contents. We may need to make a charge for repair if the damage or breakage is significant.
We reserve the right to terminate the visit of any person whose conduct is detrimental to the comfort of others without recompense. Please respect our local community and keep noise to a minimum inside and outside the property between 10pm-7pm.
No smoking, vaping or use of naked flames (candles or matches) are allowed,
No pets are allowed in the property.
We reserve the right of entry to the properties at all reasonable times for the purpose of inspection or to carry out repairs or maintenance.
In the unlikely event that we (Invercassley Cottage) must cancel the reservation due to circumstances beyond our control, we will provide a full refund of monies paid. No further financial claims will be considered. If you need to cancel you will still be charged the accommodation fee, Therefore, we recommend that guests take out their own travel insurance.
No liability shall be accepted by us for loss, damage or theft of personal property belong to the guests either in the property, in cars, bicycles or other vehicles on the property, Nor shall liability be accepted by owners for accident or injury to guests, either within the property or outside.
Please inform us as soon as possible if you have a complaint with your accommodation or if you find that anything is faulty within the accommodation that needs our attention, so that we can repair or make alternative arrangements. Please be aware it may not be possible for any such repairs to be completed during your stay.
Guest must not sub-let the property or any part of it.
For stays off more than a week, we will provide clean linen and towels at a time agreed with you.
Bookings will not be accepted from guests under the age of 18.
Please lock the doors and close windows when you leave the property unoccupied.
Wi-Fi internet access is provided but we cannot guarantee the service. Guests accept to use this access fairly and appropriately. Access to illegal activity or use of our networks for illegal activity is prohibited and will be reported to the local authorities.
We reserve the right to make a charge to cover additional cleaning costs if the guest leaves the property in an unacceptable condition.
Please note that if any keys issued are not returned at the end of your stay, the cost of a replacement will be charged to you.
Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.
Please remember that this property is privately owned and is our home. We would like guests to enjoy all the facilities in the annex and treat the property with the same respect they would with their own home.
